Why turnkey

One contract instead of five.

Most fit-outs in Dubai run late for the same reason: too many companies, and every delay is someone else's fault. We take the whole job — so there's exactly one team accountable for the date.

The usual way

You become the project manager

  • Designer draws something the contractor re-prices
  • Separate consultant chases Municipality and Civil Defence
  • Furniture ordered late, arrives after handover
  • MEP subcontractor and fit-out team blame each other
  • Five invoices, five timelines, rent running the whole time
With Noor Al Sundus

You get the keys to a finished space

  • Design priced by the people who will build it
  • Drawings, submissions and NOCs handled in-house
  • Furniture made in our workshop in parallel with site works
  • Our own licensed teams for MEP, gypsum, flooring and paint
  • One itemised quote, one project manager, one handover date
What's included

Everything from empty shell to open doors.

Take the full package, or just the parts you need. Either way it's one team, and nothing falls between the gaps.

Ask on WhatsApp
How long does a commercial fit-out take in Dubai?

It depends on size and approvals. A small shop or café is usually 4–6 weeks on site; an office floor is typically 6–12 weeks. Authority approvals run alongside design so they don't hold up the build. You get a written programme with dates before we start.

Do you handle the permits and approvals?

Yes. We prepare the drawings and submissions and follow them through: Dubai Municipality, Civil Defence (fire & life safety), DEWA, and the building management or free-zone NOCs your landlord requires. You don't need a separate consultant.

Can you supply the furniture as well?

Yes. Reception desks, workstations, meeting tables, retail displays and counters are built in our own joinery workshop, so they fit the space exactly and arrive on our schedule, not a shipping line's. Loose chairs and specialist items we source for you.

How do you price a project?

After a free site visit we send an itemised quote (BOQ) — every trade and material on its own line, so you can see exactly what you're paying for. Payments are staged against progress on site.

Can you work while our business stays open?

Yes. For live offices, malls and restaurants we plan phased works and night or weekend shifts, and we follow the building's working-hours rules.

Which areas do you cover?

All of Dubai — office towers, malls, free zones and standalone units. Ask us about projects in the other Emirates.
